Seoul apartments from the 2022 correction to an 88-week rally: down 7 percent, then up
A case organizing statistics from the roughly 7 percent 2022 correction through double-digit 2025 gains to the 88-week rally of 2026, to be read with the video's rebound warning.
Updated Oct 17, 2026
Facts confirmed
Korea Real Estate Board weekly data show Seoul apartment prices falling roughly 7.2 percent in 2022 as rates rose. In 2022-08, all 25 Seoul districts fell an average 0.09 percent on the week, the first decline in 3 years and 6 months. Recovery began in 2023, strengthened through 2024, and accelerated in 2025, with 2025 gains reaching 8.71 percent on the Board index and 13.49 percent on actual transactions, the strongest since 2021. As of 2026-10-12, prices rose an 88th straight week, up 0.16 percent, while Gangnam, Seocho, and Songpa fell 0.35, 0.27, and 0.21 percent as Jungnang and Seongbuk rose 0.42 and 0.41 percent.
Points to note
The sharp 2022 fall followed by 2023 recovery and 2025 acceleration overlaps the video's decline-then-rebound frame. Outskirts rising while the Gangnam Big 3 weaken runs in the same direction as the video's balloon-effect point. But with an 88-week rally and record annual gains underway, statistics alone cannot settle rebound versus uptrend -- read them with the video's interest-and-aggressiveness gauge.
Limits of application
Indexes average over projects and unit sizes, and weekly moves carry noise. Past correction-and-rebound records do not guarantee future direction.
