What pushed loan delinquencies toward financial-crisis levels—and could it lead to recession?

What to look for
Examine how refinancing maturities, rates and collateral values can create credit risks through different channels for banks and households.
Why it matters
Test crisis claims by distinguishing CMBS and bank-loan populations, delinquency and final loss, NIM and provisions, and valuation changes and realized earnings.

Timeline

5 segments
  1. Trepp’s 2026/9 CMBS delinquency rate was 8.02% overall and 12.16% for office, distinct from the video’s office figure and not a rate for all U.S. commercial-property loans. Unpaid principal at maturity can differ from missed interest, and equity injections, extensions, sales and collateral recovery can affect final losses after failed refinancing, so not every case establishes default or total loss.

Can a building that paid its interest refinance the principal at maturity?

Assume a hypothetical building with annual net operating income of 9 and maturing principal of 100, all in arbitrary units. On an interest-only loan at 3%, annual debt service is 3 and DSCR is 3; refinancing at 8% gives debt service of 8 and DSCR of 1.125. A minimum DSCR of 1.5 limits the income-based loan to 9/(1.5×8%)=75. If collateral value is 120 and an LTV limit of 60% also applies, the collateral limit is 72, so a loan meeting both tests is limited to 72, leaving a gap of 28 against the old principal. Whether new equity or a sale can fill the gap, and what loss ultimately occurs, are separate questions.

Check for yourself

  • Is the loan interest-only, or does debt service include principal amortization?
  • Which of the new rate, net operating income, appraisal, DSCR and LTV determines the lending limit?
  • Have funding the gap, an extension and collateral recovery been checked before assuming total loss?

Limits of application

This is a hypothetical annual interest-only calculation excluding taxes, fees, amortization, changing vacancy and additional collateral. Actual rates, appraisals and terms differ. A refinancing gap is not the same as a lender’s final loss, and the example predicts neither a particular building or bank default nor recession timing.
