Australian housing: mortgage stress at 180 (ten thousand people)—what comes next for home prices?

What to look for
Examine why mortgage stress does not immediately become arrears by separating risk definitions, household cash flow, savings and housing equity.
Why it matters
A large gap between home value and debt can coexist with monthly deficits. Divide liquid buffers by the monthly shortfall and compare refinancing maturities and total costs to assess debt sustainability separately from price forecasts.

Timeline

5 segments
  1. The video explains that higher rates affect borrowers differently depending on debt, income and savings, while liquidity and housing equity can buffer arrears risk. The RBA’s shortfall estimates concern variable-rate owner-occupier borrowers and are not directly comparable with Roy Morgan risk percentages; distinguish savings covering a deficit while income continues from savings covering all spending. Positive housing equity can coexist with insufficient payment cash, and a home-price stress scenario is not a price forecast.

Positive equity does not stop a cash buffer from shrinking

Assume a hypothetical household has monthly after-tax income of 6000 Australian dollars, essential expenses of 3000 Australian dollars and mortgage payments of 3500 Australian dollars. The monthly shortfall is 500 Australian dollars. Immediately available savings of 12,000 Australian dollars cover that deficit for 24 months. This assumes income continues and costs stay unchanged; if income stops entirely, the same savings cover monthly outgoings of 6500 Australian dollars for only about 1.85 months. A 20% income decline to 4800 Australian dollars increases the shortfall to 1700 Australian dollars, leaving about 7.06 months of coverage. A home worth 900,000 Australian dollars with a loan of 400,000 Australian dollars has equity of 500,000 Australian dollars, but that amount cannot pay monthly installments without a sale or additional financing. Track housing equity and liquid runway separately.

Check for yourself

  • Does buffer coverage divide by total monthly spending or the shortfall after income?
  • What is the shortfall if income falls while the mortgage rate resets?
  • Have immediately available savings been separated from assets requiring a sale or approval?

Limits of application

This hypothetical household arithmetic is not an Australian average or personal borrowing recommendation. Income, payments and costs are held constant, with savings interest, taxes, selling costs and emergency expenses excluded. Sale prices and access to further borrowing are not guaranteed, and retirement-fund access conditions need separate checks.
