Not unwilling but unable to buy: Seoul rises for 89 weeks as Gangnam falls for 11 weeks, with Kim Won-jang and Kim In-man

What to look for
Understand why price declines in expensive areas do not immediately lower housing costs for first-time buyers.
Why it matters
Compare entry-home prices and repayment burdens rather than geographic gaps alone, and check demolition, completion schedules and net supply separately.

Timeline

5 segments
  1. If expensive homes fall while entry-level homes rise, geographic gaps can shrink while first-time buyers face higher costs. Rental uncertainty and fear of losing borrowing access may encourage rushed buying. Kim Won-jang distinguishes residential utility from expected gains, but a long intended stay does not remove repayment or maturity obligations.

Why can equity losses exceed the home-price decline?

Assume a hypothetical 800-million-won home is funded with 400 million won of equity and 400 million won of debt. If debt is unchanged and the home falls to 600 million won, equity becomes 200 million won. The home price fell 25%, but equity fell 50%. Without debt the same price move produces a 25% asset loss. Alongside the utility of living there, write down net assets after debt, monthly cash payments and the maturity repayment plan.

  • Can repayments and maturities be met before any price recovery?

Limits of application

This hypothetical calculation excludes interest, taxes, brokerage fees, holding costs and principal repayments. It predicts no local price decline and does not determine suitable borrowing. A long intended stay does not eliminate cash-flow risk.
